Position Overview:

The Acquisition and Rehab Specialist will be responsible for identifying, analyzing, and securing off-market and distressed properties for investment. The ideal candidate will have strong analytical skills, a good understanding of real estate property evaluation, and a passion for running comps and assessing comparables to determine investment potential.

This role requires negotiating directly with property owners, evaluating deal feasibility, and ensuring properties align with our investment strategy. Candidates with experience in property analysis, home repairs, or general construction are preferred, as this role demands a keen eye for rehab estimates and renovation potential.

This is an on-site position, and candidates must have a car and be able to drive to properties for visits and analysis.

Compensation:

• $2,400 base salary

• Commission-based bonus per acquired property

Responsibilities:

• Identify and acquire distressed, off-market, and discounted properties for investment.

• Build relationships with sellers, agents, wholesalers to source high-quality leads.

• Conduct property evaluations, run comps, and perform comparative market analysis (CMA) to determine potential profitability.

• Negotiate purchase contracts to secure properties at the best possible terms.

• Assess rehab estimates and renovation costs to determine the feasibility of each investment.

• Work closely with the rehab and construction teams to ensure accurate project assessments.

• Track and monitor the acquisition pipeline, ensuring a steady flow of investment opportunities.

• Maintain detailed records in the CRM system for property leads, contacts, and negotiations

• Attend team meetings, training, and networking events as required.

Qualifications:

• Live near Windermere, FL and be available to work in the office.

• Fluent in Portuguese, Spanish, and English

• Experience in real estate acquisitions, property evaluation, sales, or negotiations.

• Strong analytical and problem-solving skills to assess property values and rehab costs.

• Passion for running comps and analyzing real estate data.

• Ability to identify profitable investment opportunities and structure deals effectively.

• Experience in property analysis, home repairs, or general construction is a plus.

• Proficiency in real estate software, CRMs, and market research tools.

• Ability to drive to property visits and conduct on-site evaluations.

Pay: $30,000.00 - $60,000.00 per year
