The Community Manager is responsible for professionally leasing rental apartments to maximize income and achieve property occupancy goals. The Community Manager will ensure that the leasing sales process is followed correctly and ensure resident satisfaction at all times. The Community Manager will:

· Report to the Property Manager

· Complete marketing reports, applications and leases as needed.

· Implement outreach-marketing efforts to gain referrals from area businesses and employers.

· Create and implement customer service/resident retention plans to increase lease renewals.

· Have an awareness of available units, and be able to describe available leasing options.

· Interview prospective residents to determine how we can meet their needs.

· Accompany perspective tenants to models units and available unites as needed.

· Run credit checks, process Employment and Rental Verifications.

· Discuss conditions of the Rental Agreement and all other addendums with prospective residents.

· Prepare the Rental Agreement and all other addendums.

· Follow all Fair Housing Laws.

· Answer phones, make follow up phone calls and send thank you cards as needed.

· Keep brochures and rent special flyers stocked at information table.

· Make up Application Packets, Move-In and Move-Out folders as needed.

· Assist current residents with any questions and/or concerns.

· Enter work orders.

· Assist with bank deposit and rent collection efforts.

· Keep record of daily traffic, rentals, move-ins, move-outs and commissions earned.

· Enter traffic cards, tenant information, resident deposits, etc..

· Prepare and deliver package notices.

· Open and close model units daily

· Assist with the upkeep of weekly reports –Delinquency, Traffic, Weekly Re-Cap, Occupancy Reports, etc.

· Assist with the upkeep of monthly reports – Miscellaneous Re-Cap, Free Month Chart, Accounts Receivables, etc.

· Assist with general office duties – filing, copying, resident notices, etc.

  • Leasing: 1 year (Preferred)
