The Property Manager oversees the day-to-day operations of the apartment community, including leasing, collections, resident services, maintenance, administration and policy and procedure compliance. This includes the overseeing and supervision of maintenance, leasing, grounds and all other on-site personnel.
Responsibilities
· Show and rent apartments.
· Collect rent.
· Monitor market conditions.
· Be responsible for personnel administration.
· Interview, hire and train new employees.
· Resolve resident issues and complaints in a timely and professional manner.
· Assume responsibility for weekly and monthly property reports.
· Implement effective resident retention programs (such as move-in and service follow up).
· Maintain good landlord, resident relations.
· Process and approve new tenant files and review pre-move-in paperwork.
· Comply with company policies and procedures, fair housing laws, state landlord and tenant laws and low-income housing tax credit section 42 rules.
· Prepare monthly work schedules for staff members.
· Review and evaluate performance of employees on a yearly basis.
· Communicate with staff members. Serve as a role model to all employees.
· Assign and distribute work to all staff members (maintenance and office personnel).
· Walk vacant apartment units and evaluate status.
· Assess job performance of all venders and contractors (painter, cleaner, carpet cleaners etc.).
· Schedule monthly unit turns (maintenance, painter's cleaners, carpet etc.).
· Review advertising methods and results on a regular basis.
· Process weekly bills and invoices for payment and SODA's.
· Assume responsibility for tenant rent collection efforts.
· Maintain high staff morale.
· Evaluate time management of staff members.
· Determine ways to improve overall workflow and appearance of community.
· Enforce all community policies.
· Oversee compliance with policies related to employment and Human Resources.
· Use available tools to gather and interpret current market trends.
· Will not be involved in providing on-call services in the evening, weekends and on holidays.
· Performs other reasonable duties as assigned.
Requirements:
· Yardi Experience.
· Strong leasing skills.
· Computer proficiency - Word, Excel, Outlook and property management software.
· Strong communication skills - written and verbal.
· Solid resident relations and marketing skills.
· High school diploma (some college helpful).
· Must be available to work weekend hours.
· Must have a valid driver's license and reliable transportation.
· Must have and maintain personal auto insurance.
