Job Summary
This role is responsible for delivering outstanding investment returns within the investment objectives and constraints established. The role will focus on strategically adding value to assigned properties through leasing, capital expenditure, valuations and operational expense management. The assets will primarily be office, industrial and large format retail but may include other asset classes. This role will also collaborate with the broader parts of the real estate business, including research and analysis, and review of investment and divestment opportunities.
The successful candidate will assume direct responsibility for their allocated portfolio while continuing to have support and guidance from the Senior Asset Managers. The role will include collaboration with Investments team during asset screening, supporting acquisition team with prepurchase due diligence and onboarding new assets.
A major objective of this position is to promote strong teamwork both internally and to maintain a strong link with the market and external parties that will result in better investment outcomes.
Primary Responsibilities
Strategy Development and Execution
- a clear understanding of the fund’s strategy, objectives and performance requirements.
- develop strategic asset plans for each asset (including leasing and marketing strategies, highest and best use assessments, hurdle assessments and divestment strategy) that are compatible with the fund strategy including recommendations to hold or sell properties.
- Work with the investments team to fully understand the position of each asset in its respective market from a leasing and investment perspective and underlying factors which may influence it, such as governmental initiatives, public infrastructure investment etc.
- Oversee the management of the assets to ensure the portfolio is strategically positioned to add value.
- Preparation of annual budgets and reporting on performance (monthly and quarterly)
- Build strategic internal and external partnerships and relationships both outside and within the organisation to create opportunities and collaboratively execute business strategies.
- Build and maintain a schedule of market intelligence which may include competitors, deals done and enquiry.
People Management
- The position will have several external Property and Facilities Managers indirectly reporting to it to ensure delivery of investment performance in line with the Funds’ goals and in line with Baring’s business direction and goals. This will involve regular formal and informal meetings.
Operations Management
- Management of property/facilities management contractor performance in accordance with the contract, brand and operational guidelines and service level expectations and set performance criteria.
- Lead monthly management meetings to ensure accuracy in accounting, tenancy schedules and capex schedules, review leasing progress, maintain/improve facility usability and presentation.
- Lead the strategic evaluation of any new value add opportunities.
- Lead leasing meetings, working closely with the appointed leasing team on the execution of the leasing strategy (including marketing, premises presentation and market assessments). This includes managing the lease process from enquiry to signed lease documents and extends to leading all renewals.
- Performing property site inspections to ensure the required health and safety standards are maintained as well as compliance with any outsourced property management agreement and presentation standards.
- Oversee capex projects including ideation, scoping, procurement, contracting, delivery and post implementation reviews with support from project managers.
Development
- Managing developments in conjunction with the Development Manager.
- Collaborate with development team and any external consultants to contribute to the effective delivery of the project through commissioning.
- Oversee the site mobilisation leading up to practical completion of selected development sites.
Financial
- Be numerically and financially literate, including being capable of detailed review and understanding of profit and loss statements and balance sheets.
- Lead the annual property budgeting process.
- Review monthly management reports to track income and expense performance.
- Ensure up to date market rent analysis/benchmarking is regularly undertaken and informs leasing outcomes at the assets.
- Identify and co-ordinate ancillary revenue streams.
- Oversee the valuation process including appointment of valuers and review of valuation reports.
Stakeholder Management
- Maintain and further develop external partnerships with key stakeholders.
- Conduct regular site visits to ensure all properties are operating efficiently and within company policies and procedures and in line with any outsourced provider agreement.
- Develop proactive tenant engagement by building strong relationships, responding promptly to tenant inquiries, and assist with initiatives that enhance tenant satisfaction and retention.
ESG
- Support and implement where possible ESG requirements for each asset in line approved ESG asset plans and framework.
General
- Meet the legal and regulatory obligations of the Trustee and Manager of the respective Funds and Joint Venture agreements.
- Adhere to the policies and procedures of the organisation and contribute to a positive culture within Barings and with its partners and investors.
- Be eager to mentor junior staff and support cross functional work groups.
Qualifications
- Tertiary qualifications in property, finance, business, or a related discipline.
- Minimum 5+ years’ experience in the property sector in a property or asset management role
- Experience operating a property portfolio across multiple asset classes.
- Sound knowledge of Australian property markets including current yields, rent levels, major tenants, owner and developers, emerging areas, emerging trends.
- Strong knowledge of valuation principles and practices and ability to implement valuation practice.
- Strong people and relationship management skills.

- Strong financial modelling skills.
- Flexibility and adaptability to change.
