We are now looking for a collaborative and strategic Asset Manager to join our Finnish team in Helsinki. This is a unique opportunity to make a meaningful impact on our portfolio, our tenants, and our communities.
Job Description
Your Mission
As Asset Manager you are responsible for driving the performance of Heimstaden’s Finnish portfolio. You take full ownership of business plan delivery - ensuring income growth, cost efficiency, and long-term value creation. The role requires a hands-on, analytical, and execution-oriented mindset, with close collaboration across internal teams and external partners.
Your core responsibilities and tasks
- Portfolio performance: Deliver on value creation targets, including rent optimization, vacancy reduction, revenue growth, and cost efficiency.
- Value enhancement: Identify and execute initiatives such as repositioning, redevelopment, or divestment to strengthen portfolio value.
- Property manager oversight: Act as Heimstaden’s lead interface toward Newsec, setting expectations, following up on performance, and driving accountability across operations.
- Leasing & rent management: Define and oversee rent strategies and leasing plans, securing optimal terms and supporting vacancy reduction.
- Market intelligence: Monitor market dynamics, competitor activity, and rental trends to inform pricing, investment, and leasing decisions.
- Sustainability integration: Embed ESG targets in investment planning, renovations, and partner selection.
- Business plan execution: Develop budgets and forecasts in coordination with Finance, track results against plan, and act swiftly on deviations.
- Collaboration: Work closely with Finance, Investment, and Group AM teams to align local asset management with broader strategic and financial goals.
Qualifications
What You Bring
- 3-5 years of experience in asset management, or similar roles
- Background in Real Estate (residential or commercial), corporate finance, or consulting.
- Experience working in a transaction-intense, fast-moving, and international environment with multiple stakeholders.
- Proven track record in high-value, high-risk projects, with strong project leadership capabilities.
- Excellent verbal and written communication skills with fluency in Finnish and strong proficiency in English.
- M.Sc. in Finance or a related field is desirable

In your role as Asset Manager, you’ll report to Andreas Lindqvist, a seasoned leader with a strong background in residential real estate and the hospitality industry. Andreas is passionate about driving operational performance and enhancing tenant satisfaction. His leadership style emphasizes empowerment, collaboration, and leading by example, creating an environment where teams are aligned and supported across functions.
You’ll work closely with the Finnish Finance and Investment teams, alongside Group Asset Management and Newsec’s Property, Project, and Letting teams. Together, you’ll contribute to delivering high-quality results and strengthening the value of our assets.
