Job description

Respond to work order requests for property in a timely and efficient manner. Manage and maintain common areas of the building.

Skills and Knowledge Required:

General maintenance skills: With good maintenance skills, the technician will know how things work and how to keep the place organized, as well as how to tackle maintenance tasks in a fast and easy manner.

Verbal and written communication skills: The property maintenance technician needs to have strong communications skills for effective delivery of information to clients, colleagues, and management.

Key Responsibilities:

  • Maintain accurate and detailed records of all warranty work completed at the building.
  • Complete site inspections weekly and provide detailed reports to management.
  • Performing routine maintenance around the building such as fixing structural damage, for example, window, door or wall repair
  • Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures
  • Working on damaged electrical wiring when a shortage or severed wire occurs
  • Maintaining the building interior and exterior and addressing repairs that are association responsibility.
  • Fixing potential safety hazards to avoid injuries such as stairs or loose railings.
  • Painting the building when old paint has become faded or chipped.
  • Technical knowledge, skillful hands and the ability to properly complete task in a timely manner are important parts of a Maintenance Technician's arsenal.
  • Ensure mechanical equipment is in working order and fixed as necessary.
  • Repair and paint doors, windows, walls, ceilings, roofs and other parts of the building
  • Maintain trash and recycling receptacles around the facility
  • Perform minor electrical repairs and troubleshooting.
  • Perform routine landscaping on the grounds
  • Paint and fill gaps or crevices (on walls, sidewalks etc.) and address tripping hazards.
  • Undertake light installation or carpentry (e.g. build cabinets)
  • Undertake duties as assigned or emergency tasks (e.g. shoveling snow)
  • Ability to troubleshoot leaks, a plus.
  • Ensure communities and homes are left in clean condition and debris is removed.

Qualifications

  • Minimum of 5 years maintenance experience preferably with progressive growth
  • Must be well-organized with strong general repair skills
  • Driver's License (Required)
  • Must have a valid driver’s license and an excellent driving record, reliable transportation, preferably a pickup truck
  • Successfully pass a background check and drug test
  • Ability to lift at least 50 pounds and stand for long periods of time
  • Ability to work both indoors and outdoors
  • Ability to work as a team, as well as individually
  • Option to participate in an on-call schedule rotation for evening, weekend, holiday and emergency coverage.
  • Experience monitoring and working with Daikon/VRF HVAC systems
  • Prior experience working with a new building development and working with warranty contractors.

Job Type: Full-time

Pay: $70,000.00 - $80,000.00 per year
