The Environmental Risk Management (ERM) department serves multiple lines of business and are generally organized into functional teams. These teams may serve larger LOBs on a dedicated basis or may support multiple, smaller LOBs. ERM primarily serves LOBs across the U.S. where financing is secured by real estate collateral. ERM also completes environmental reviews for properties located outside the US.
The Senior Associate serves to procure, review and analyze environmental reports relating to the Bank’s real estate lending in order to identify environmental conditions impacting secured real estate and/or owned real estate. Review and analyze various reports and providing technical opinions as to the adequacy and appropriateness of findings, conclusions and recommendations. Assist LOB within JPMC by providing technical expertise concerning environmental due diligence and the risks associated with underwriting real estate. Interface with internal departments and external consultants performing due diligence to interpret and explain the findings, conclusions and recommendations in environmental reports.
Job responsibilities:
Review environmental records/reports related to commercial real estate secured loan transactions. Prepare review memoranda. Procure environmental reports from qualified consultants when required in connection with ERM guidelines and procedures.
Conduct collateral-asset analysis on real estate lending, management, and REO acquisition/ disposition processes. Serves as a link between Bank personnel and the data provided in environmental reports. Provides timely review, analyses, and recommendations.
Coordinate and monitor and/or manage requests for proposals, project scope definition, job award, and work-product review of environmental consultants.
Perform independent research of available resources to supplement environmental information in connection with real estate collateral.
Perform special projects as assigned including analysis of environmental exposures in connection with bank acquisitions and audit responses. Assist in qualifying environmental firms to perform work for the Bank.
Perform environmental reviews involving complex environmental reports and property situations, such as contaminated properties undergoing or in need of remediation.
Critically review scopes of work for Phase II subsurface investigations and remedial action plans.
Perform peer review of colleagues review memoranda per the ERM peer review matrix.
Provide ongoing evaluation of the operational environments, recommending efficiency enhancements, initiating improvements through planning, organizing, streamlining and directing the development, maintenance, and enhancement of workgroups.
Project Management: Review scope and objectives of projects; evaluate project activities; determine project scheduling and required resources; identify operational/technical impacts; prepare cost/benefit analyses and budget(s); prepare action plans, task outlines and progress reports; clarify processes, policies and procedures; monitor project expenses; serve as an information resource; as assigned - provide leadership for project team; resolve project problems; coordinate events and activities; follow-up on project progress.
Leadership and Planning: Advise others; implement course of action; redirect and prioritize work activity as necessary; support corporate philosophy and strategy; manage the completion of work; disseminate information; schedule work activities. Must be able to Lead, Manage and Motivate the teams.
Eligibility requirements:
Bachelor’s degree or equivalent education in environmental sciences or related fields, and may hold other professional designations or certifications as appropriate depending on the nature of assignments (i.e. Registered Environmental Assessor, Certified Asbestos Consultant, etc.).
8-10 years of experience with at least 1-3 years of team/People management experiences administering environmental investigations, risk management and loss prevention programs with an environmental consultant, lender or property management firm protecting that organization’s or clients’ commercial real estate activities and assets.
Concise oral and written communication skills; frequent interaction with internal managers, bankers, customers, external vendors, and other external representatives; networking with industry peers; make speeches or presentations; produce and distribute non-routine written materials with technical content, such as correspondence/memoranda, reports and information summaries.
Analyze environmental risk reports relating to real estate lending and loan administration.
Recognize, identify and minimize/eliminate unacceptable environmental risk conditions affecting secured and/or owned real estate.
Apply sound judgment and decision making in accordance with policies, practices and objectives of the Department and the Bank.
Understand and apply regulatory guidelines applicable to banks concerning environmental issues.
Effectively communicate environmental findings, conclusions, and recommendations to internal customers, verbally and in writing.
Establish and maintain effective working relationships as required by the position.
Ability to stay current with news and application of emerging trends, regulations and risk management techniques impacting environmental risk management.
Candidate should be open to work in Mid-day/evening shifts
Ability to escalate / clarify queries, work with limited supervision, receiving minimum instructions on assignments.
Strong knowledge of MS-office suite of application
