Reports to: VP of Growth & Development

Looking for a Director of Construction who will be responsible for the growth of Crunch Fitness - Undefeated Tribe.

Undefeated Tribe is an official franchise of Crunch Fitness based in Austin, TX. The Undefeated Tribe is expanding the Crunch Fitness brand across Texas and Oklahoma over the next two years and will be inviting over 500 individuals to join their team to help their community experience fitness, wellness, relaxation, and recovery.

Position Overview

This role will oversee the construction of new clubs including tenant improvements, ground-up projects, and other capital initiatives. This role will ensure projects are delivered on time, within budget, and in accordance with Crunch’s quality standards. The Director of Construction will collaborate with internal stakeholders, manage external contractors, and lead a team of construction managers to deliver member-ready clubs.

Responsibilities

  • Project Oversight & Plan Approval:
    • Coordinate and evaluate site inspection reports and test fits for proposed gyms.
    • Lead the approval process for construction plans, ensuring compliance with local regulations, codes, and Crunch’s development requirements.
    • Review and approve project designs, plans, and specifications before construction begins.
    • Create and communicate the project scope, phasing, and time estimates to internal stakeholders.
  • Bid Management & Procurement:
    • Develop bid documents and manage the solicitation, evaluation, and selection of contractors for tenant improvements and ground-up projects.
    • Negotiate and award contracts based on the best value, cost, and timeline considerations.
  • Team Leadership & Management:
    • Manage a team of construction managers, providing guidance, mentorship, and oversight to ensure project goals are met.
    • Ensure the team is aligned with project schedules, budgets, and quality standards.
  • Budget & Cost Management:
    • Develop and maintain project budgets, ensuring adherence to financial targets.
    • Monitor expenditures and track cost performance, making adjustments as needed to stay on budget.
  • Stakeholder Communication & Reporting:
    • Act as the primary point of contact between internal stakeholders (e.g., NCO team, operations, marketing, and senior leadership) and external contractors or vendors.
    • Provide regular updates on project progress, timelines, budget status, and any potential issues.
    • Ensure smooth communication across all levels, addressing concerns or challenges proactively.
    • Emergency response communication and coordination as needed. (may include evenings/weekends)
  • Project Execution & Delivery:
    • Ensure that all construction projects, whether tenant improvements or ground-up builds, are completed to meet specifications and delivered on time.
    • Oversee project schedules, ensuring milestones are met and any delays are quickly addressed.
    • Ensure that final deliverables meet operational and quality standards, including a member-ready facility.
  • Risk Management & Quality Control:
    • Identify potential risks early in the project lifecycle and implement mitigation strategies.
    • Oversee site inspections and quality control to ensure compliance with design specifications, safety standards, and best practices.
    • Ensure that all work complies with legal and regulatory requirements.
  • Vendor & Contractor Management:
    • Manage relationships with contractors, vendors, and consultants to ensure alignment with project goals.
    • Ensure all contractors meet performance expectations, maintaining high levels of quality, safety, and efficiency.
  • Project Close-Out & Handover:
    • Oversee the project close-out process, including final inspections, punch lists, and handover to the operations team.
    • Ensure all warranties, as-built drawings, and other close-out documentation are completed and provided.

Required Skills & Experience

  • Minimum 10 years experience in construction management. Preferably in the fitness industry.
  • Experience managing a team of project or construction managers.
  • Experience overseeing construction budgets in a multi-unit environment.
  • Proven and demonstrated competencies in the following areas:
    • Budgeting
    • Bid document production
    • Scheduling and phasing
    • Cost management
    • Contracting
    • Document control and management
    • Project reporting
    • Coordination of closeout and commissioning
    • Full turnkey delivery of projects from design through closeout and warranty
  • Excellent leadership, motivation, and a positive work environment for the entire Project Team.
  • Ability to generate respect and trust from staff and external constituencies.
  • Advanced skills in MS Office with an emphasis in Outlook, Word, PowerPoint, Excel & Project.

Physical Requirements

  • Frequently required to walk and stand up to 8 hours/day and/or sit for extended periods.
  • May be exposed to cleaning chemicals or airborne particles and will be required to wear designated PPE (Personal Protective Equipment) as directed.
  • Occasionally required to use hands and fingers to handle or feel; occasional reach, push and pulling with arms and hands; occasional climb, balance, stoop, kneel, crouch, or crawl; and occasional reach and twist, including side-to-side movements. The employee may be required to occasionally lift, carry, or move up to 25 pounds and may seldom be required to lift, carry or move 26-50 pounds.
  • Must be able to access and navigate and communicate with all department heads in the organization.
