Facilities / Engineering Operations Manager 2

Sodexo seeks a strong Operations Manager, Facilities/Eng II to lead and manage a full scope of Integrated FM services at a client’s headquarters building in Roseland NJ. These same responsibilities would also include a client corporate office in Florham Park NJ. Candidate should possess strong people and leadership skills along with a broad base of technical knowledge and experience of building services. Reporting to the Sodexo Director, Facilities Operations, this Manager will help lead a 15+ member team in managing this full scope of FM services for the client buildings mentioned above, two class “A” office spaces totaling 530,000 sq. ft.

This position is to manage multiple functions of building operations and maintenance for a facility, with knowledge of mechanical, electrical, environmental & safety and financials of buildings with significant complexity. Develop and maintain a positive client relationship. Able to conduct client meetings on unresolved facility issues and to be able to clearly communicate results. Able to manage and coach staff along with service providers to deliver excellent service levels within budget. Research and implement new processes and technology and to provide formal presentations to client. Understanding management of capital projects and operating expense budgets. Being flexible within the position responsibilities which fluctuate on a daily basis.

• Facility Operations and Infrastructure Management:

  • Oversee the operations, maintenance, and reliability of client facilities and infrastructure systems.
  • Establish, implement, and monitor preventative maintenance programs and facility inspection processes.
  • Review ongoing maintenance work, whether done internally or by subcontractors.

• Team Supervision and Support:

  • Supervise administrative and technical/support staff in performing their duties.
  • Ensure staff are aligned with operational goals and safety protocols.
  • Oversee external contractors, ensuring that the terms of agreements are met, and work is completed satisfactorily.

• Safety and Accessibility Monitoring:

  • Monitor the safety and accessibility of client facilities.
  • Serve as the point of contact for facility-related compliance issues (e.g., ADA, Fire Life Safety).
  • Manage accessibility improvement projects and ensure all code-related issues are addressed.

• Equipment and Life Cycle Management:

  • Maintain and update a list of in-scope facilities equipment.
  • Track life cycle, replacement costs, and ensure the proper management of assets.

• Emergency Management:

  • Serve as an essential personnel member for emergency management (Incident Command System).
  • Be available for after-hours and 24/7 on-call response as needed.
  • Implement, maintain, and ensure compliance with safety procedures and standards across facilities.

• Experience managing multiple services in a production environment
• Project Management experience
• A proven track record of successful Facilities Management leadership experience as demonstrated by articulated results and accomplishments
• Strong technical knowledge of the following: mechanical, electrical, plumbing, HVAC, structural, safety systems, architectural, landscape and energy management
• Ability to provide hands on support including but not limited to PM’s and ground watch
• Exceptional customer service, relationship building and communication skills
