DS Thorpe Landscapes is seeking a professional, experienced Large Scale Project Estimator to lead our bid project pipeline and oversee the execution of awarded jobs. This position is ideal for someone who thrives in a fast-paced, hands-on environment, enjoys problem-solving, and is motivated by the opportunity to help shape high-impact landscape installations.
As our full-time Large Scale Project Estimator, you will be responsible for preparing competitive estimates for residential and commercial bid projects, responding to formal RFPs, and managing projects from contract award through completion. This role requires strong communication, organization, and leadership skills as you’ll work closely with branch managers, field crews, subcontractors, and clients to ensure successful delivery.
We manage a team of 45–60 employees across the state of North Carolina, with branch locations in Wilmington and Asheville. This position plays a critical role within the Thorpe Contracting family of companies, supporting the growth of both new business opportunities and large-scale landscaping operations.
Primary Purpose of this Position:
Prepare accurate estimates and manage awarded bids/projects for landscape construction. Responsibilities include performing takeoffs, managing subcontractor communication, building project schedules, and ensuring timely and high-quality project delivery. This role bridges pre-construction estimating with active project management to ensure smooth transitions from bid to build.
Essential Roles & Responsibilities
Estimating Duties:
- Review landscape designs, plans, and specifications to develop budgets and bid estimates.
- Perform detailed quantity takeoffs and scope sheets for landscaping trades.
- Prepare bid packages and RFP responses for both public and private bid projects.
- Solicit, evaluate, and manage quotes from subcontractors and suppliers.
- Identify RFIs, gaps, or discrepancies in project documents and work with leadership to resolve them.
- Create and maintain project files and electronic bid documentation.
- Recommend new subcontractors and maintain a growing base of qualified trade partners.
Project Management Duties:
- Serve as the lead point of contact for awarded projects, overseeing progress from start to finish.
- Build and manage project schedules, materials procurement, and labor allocation.
- Coordinate with field crews, subcontractors, and vendors to meet timelines and project goals.
- Conduct site visits and inspections to ensure quality, safety, and compliance.
- Track budgets, approve invoices, and handle project-level documentation and reporting.
- Communicate regularly with clients, addressing issues and maintaining relationships.
Required Skills:
- Strong mathematical and analytical skills; enjoys problem-solving.
- Proficiency in estimating and project management software (e.g.,PlanSwift, Buildertrend, or similar).
- Ability to read and interpret construction drawings and technical specifications.
- Excellent organizational skills with attention to detail and deadlines.
- Strong written and verbal communication.
- Familiarity with subcontractor trade divisions related to landscaping and hardscaping.
- Construction background (preferred)
Salary: $70,000-$80,000 (depending on experience) + commission
Required Experience:
- 2–5 years of experience in landscape or construction estimating/project management.
- 2+ years of hands-on field or operational experience preferred.
- Experience preparing competitive estimates and successfully managing bid projects.
Success in This Role Looks Like:
- Accurate, complete, and competitive estimates.
- Minimum 3 bids received per trade for subcontractor coverage.
- Effective transition from bid to project execution with clear handoffs and communication.
- Timely and high-quality delivery of landscape projects within budget.
- Strong working relationships with subcontractors, clients, and internal teams.
