Position Summary

We are seeking a reliable and hands-on Live-in Superintendent to oversee the day-to-day operations, maintenance, cleanliness, and safety of a residential building in Niagara Area. This role is ideal for someone who is proactive, detail-oriented, and takes pride in maintaining a well-managed property while providing excellent service to tenants.

Key Responsibilities

1. In-Suite and General Building Maintenance

  • Perform basic repairs in occupied units by completing work orders in a timely manner
  • Prepare vacant units for new tenants, ensuring they are clean and rent-ready
  • Conduct preventative maintenance in common areas and assist with building system shutdowns as needed
  • Perform regular inspections of units and common areas; identify and report deficiencies or safety concerns
  • Complete seasonal duties such as snow shoveling and salting of walkways, entrances, and stairs
  • Perform light landscaping duties to maintain curb appeal
  • Track, organize, and replenish maintenance supplies and inventory
  • Ensure proper storage, use, and upkeep of tools and equipment

2. Janitorial Duties

  • Respond promptly to urgent cleaning issues (e.g., spills, floods, overflowing garbage)
  • Maintain cleanliness of all building areas including lobbies, hallways, stairwells, laundry rooms, and common spaces
  • Remove litter and debris from grounds, parking areas, and waste collection zones
  • Coordinate and ensure garbage and recycling are properly set out for scheduled municipal pickup

3. Communication and Reporting

  • Maintain professional and courteous communication with tenants, management, contractors, and vendors
  • Accurately document tenant interactions, maintenance requests, and incidents using company systems
  • Report maintenance issues or concerns requiring escalation to the Property Manager in a timely manner

4. Emergency Maintenance and After-Hours Support

  • Respond to after-hours emergency calls on a rotating on-call schedule (e.g., leaks, heating issues, power outages, lockouts)
  • Troubleshoot and perform minor repairs related to plumbing, electrical, and building systems
  • Secure the building during emergencies such as fire alarms or security incidents
  • Maintain detailed logs of emergency calls and actions taken

5. Safety and Security

  • Monitor and secure building entrances, exits, and common areas
  • Address unauthorized access, disturbances, or suspicious activity and escalate when necessary
  • Ensure locks, doors, intercom systems, and access controls are functioning properly
  • Conduct routine inspections of lighting, security cameras, and fire safety systems
  • Assist in enforcing property rules and regulations to maintain a safe living environment

Qualifications & Skills

  • High school diploma or equivalent; additional technical or trade certification is an asset
  • Minimum 2 years of experience in building maintenance, property management, or a similar role
  • Strong working knowledge of general maintenance (electrical, plumbing, HVAC, painting, and minor repairs)
  • Familiarity with the Residential Tenancies Act (Ontario) is an asset
  • Basic computer proficiency with MS Office (Word, Excel, Outlook)
  • Strong organizational, time management, and multitasking abilities
  • Excellent problem-solving skills with a high level of accountability and reliability
  • Ability to work independently with minimal supervision
  • Must be available for flexible hours, including evenings and weekends as required
  • Valid Class G driver’s license with a clean driving record
