We are seeking an experience and skilled Maintenance Field Support Specialist who will assist with the overall maintenance of assigned communities on a temporary or interim basis due to transition, vacation, vacancy or special projects throughout GA.
Work schedule: Mon-Fri 8:00 am – 5:00 pm

Role and Responsibilities:
- In the absence of the Maintenance Supervisor, may be asked to perform preventative maintenance.
- Diagnose, install, and/or repair all maintenance operational systems for the community (e.g., HVAC, electrical, plumbing, appliances, etc.)
- Complete work orders timely and per company standards. Respond timely to on-call emergencies and provide accurate documentation (e.g., major crimes, fire, weather damage and serious accidents).
- Ensure the conditions of the community (buildings, trash, stairs, curbs, amenities, etc.) meet safety, sanitary, appearance, and operational standards by completing interior and exterior inspections. Ensure maintenance is executing on the preventive maintenance checklists.
- Maintain a safe, clean, and organized maintenance shop. Maintain proper levels of inventory and order supplies as needed with the required approval.
- May coordinate with the Community Manager to obtain bids, manage capital projects and contractors, ensure competitive pricing of supplies and services, and be involved with community budgets.
- Supervise and maintain maintenance records (e.g., freon log, preventive maintenance, etc.). Complete all required reporting in accordance with company standards.
- Work on-call rotation for assigned community and other communities in the assigned area.
- Maintain the pool to county and state specifications, if applicable.
- Inspect/walk the grounds. All buildings and grounds should be litter free and tidy. Note any hazards or areas that need attention and communicate to the Community Manager. May complete grounds work (i.e., blowing sidewalks, breezeways, parking lots and common areas; sweeping curb and dumpster areas; maintaining landscaping beds and other areas; picking up trash).
- Oversee the cleanliness and sanitation throughout the community. Restock items, as necessary.
- Comply with product labels, following the manufacturer’s instructions, safety guidelines, and procedures.
- Adhere to all safety standards, using personal protective equipment when needed.
- Respond timely and maintain open communication with the team.
- Provide friendly communication and exceptional service while adhering to Fair Housing guidelines.
- Assist the team with resident functions. This may occasionally include after-hours events, including weekends.
- Assist with additional duties, responsibilities and projects as requested.
Job Qualifications:
- 2+ years of prior experience in property management, facility maintenance, and/or mechanical repair is required; greater experience is preferred
- EPA Type II or Universal certification
- CPO Certification (if applicable).
- Able to work on-call and/or extended hours (including after hours and weekends)]
- Proficient in reading and writing of the English language.
- Knowledge in all areas of maintenance including electrical, plumbing, grounds, painting, appliance repair, heating and cooling, and gas
- Able to install and repair appliances
- Able to install, diagnose, repair, and replace HVAC systems
- Knowledge of exterior/interior painting, caulking and drywall repair
- Knowledge of and ability to operate common tools for repairs and maintenance
- Basic computer knowledge, data entry
- Good oral and written communication skills
- Knowledge and skills to organize, prioritize and meet deadlines
- Good attention to detail
Physical Requirements:
Due to the physical nature of the maintenance position, while performing the duties of this job, the associate is required:
- To stand, bend, walk, use hands and fingers to control objects, reach with hands and arms to lift/push/pull items, climb stairs and ladders, balance, stoop, kneel, crouch, ability to effectively communicate.
- Exposure to both indoor & outdoor environments, in both hot & cold weather conditions.
- Exposure to dirt and dust.
- Must be able to lift up to 60 pounds at a time. 150 pounds with assistance devices (dollies, hand trucks, additional people).
- Must be able to carry up to 25 pounds on the back.
- Must be able to push and pull up to 80 pounds.
- Must be able to stand and walk for prolonged periods of time.
- Must be able to climb up and down stairs and ladders.
