Position Overview:
The Manager of the Property Management Division is responsible for overseeing the daily operations and long-term strategy of the property management team, which includes both property managers and support staff. This leadership role requires ensuring the retention and growth of a diverse portfolio of properties, including condominiums, apartments, and commercial buildings. The Manager will collaborate closely with senior management to meet division goals, develop staff, and ensure client satisfaction.
Key Responsibilities:
Division Leadership & Operations:
- Oversee the property management division’s operations, ensuring that day-to-day activities align with the company’s goals and standards.
- Work with senior management to set division goals related to financial performance, property retention, client satisfaction, and growth of the property portfolio.
- Monitor and ensure compliance with relevant laws, regulations, and company policies in the management of properties.
Team Management & Development:
- Lead a team of property managers and maintenance and administrative support staff, providing guidance, mentorship, and ongoing feedback.
- Manage staff performance through regular evaluations, goal-setting, and performance improvement plans.
- Develop and implement professional development plans for the team, focusing on skills enhancement, certifications, and career growth.
- Lead recruitment efforts to hire skilled property managers and administrative staff, ensuring the team is equipped to meet division objectives.
Client & Property Management:
- Ensure the retention and satisfaction of existing property owners and boards by maintaining strong relationships and addressing concerns proactively.
- Grow the division’s property portfolio by identifying new business opportunities, engaging with potential clients, and ensuring competitive service offerings.
- Oversee the financial health of the managed properties, ensuring that budgets are adhered to, maintenance is timely, and financial reporting is accurate.
- Develop strategies to optimize property management practices, such as improving maintenance processes, tenant communication, and operational efficiency.
Strategic Planning & Goal Setting:
- Collaborate with senior management to set and track both short- and long-term goals for the property management division.
- Regularly analyze key performance metrics, and adjust strategies to meet or exceed financial, operational, and customer satisfaction goals.
- Identify opportunities for growth within the current property portfolio, such as increasing occupancy, improving services, or expanding to new property types.
Performance Management & Reporting:
- Conduct regular performance reviews of team members, setting clear objectives, tracking progress, and offering feedback and guidance.
- Prepare and present operational and financial reports to senior management, providing insights into property performance, team effectiveness, and opportunities for improvement.
- Ensure the implementation of development plans and improvement strategies for underperforming properties or staff.
Qualifications:
- Proven experience in property management or a related field, with a focus on managing teams and large property portfolios.
- Strong leadership and team management skills, with a track record of mentoring and developing staff.
- Experience managing a variety of property types, including condos, apartments, and commercial buildings.
- Strong financial acumen with experience in budget management, financial reporting, and achieving revenue targets.
- Excellent communication and interpersonal skills, with the ability to build and maintain relationships with staff, clients, and stakeholders.
Skills & Competencies:
- Strategic thinker with the ability to set goals, implement plans, and adapt strategies to meet changing business needs.
- Proficient in property management software, financial reporting, and Microsoft Office (Word, Excel, Outlook).
- Strong problem-solving skills and the ability to make decisions in a fast-paced environment.
- Ability to manage multiple properties and projects simultaneously while maintaining a high standard of service.
- Knowledge of relevant property management laws, regulations, and best practices.

Job Type: Full-time
Pay: $80,000.00-$88,000.00 per year
