CARETAKER - ONSITE

Scope and Purpose: Under the direction of the Resident Manager, the Caretaker ensures that the grounds and common areas of the buildings are in excellent condition and that suites are ready for occupants. The Caretaker also assists the Resident Manager as needed, including assuming Resident Manager duties from time to time. Currently we have opportunities available in Ft. Richmond.

Duties and Responsibilities:

Cleaning and Maintenance

· Actively maintain and ensure the cleanliness of all corridors and public areas inside the apartment block(s), and around the property outside. Report deficiencies to the Resident Manager on a daily basis.

· Vacuum carpeted floors, stairs, and mats at entrances.

· Sweep and wash tile floors, including elevator floors (where applicable*) and stairs.

· Empty and disinfect garbage bins.

· Clean laundry room appliances, sinks, and floors.

· Dust hydro meters and wall fixtures.

· Wipe down ledges, heaters, railings, elevator buttons*, clean doors and wall marks.

· Clean all glass surfaces.

· Disinfect frequent touch areas (e.g., door handles, railings, intercom).

· Sweep/shovel front steps as required and apply ice melt or sand as conditions warrant and complete log sheets.

· Complete or assist in equipment testing as requested on emergency lighting systems and fire alarm systems.

· Assist the maintenance staff and/or contractual trades as required.

Administrative and On-Call Duties

· Carry the Company’s cell phone and respond as needed during regular, and on-call hours.

· Provide on-call relief coverage for the Company’s multi-family properties (in your designated geographic area) as scheduled by the Company.

· Relief of other multi-family properties (outside your designated geographical area) will be paid as an extra at the Company’s standard rate.

· Follow Company policies and safety programs, and work-alone procedures.

· Deliver notices to tenants and enforce rules and regulations of Ladco Company Limited, Lakewood Agencies, and the Residential Tenancies Branch.

· Assist with move-ins and move-outs and assume Resident Manager duties from time to time as directed by the Company.

· Suite cleaning by Caretaker (when a deduction has been made on the exit report) will be paid as an extra at the Company’s standard rate.

· Participate in ongoing training as required.

· Complete all required reports and paperwork and perform other duties as assigned by the Company.

Qualifications

  • Previous experience in property management, maintenance, or a related field is preferred.
  • Basic knowledge of building systems and maintenance procedures.
  • Ability to perform physical tasks, including lifting, bending, and standing for extended periods.
  • Valid driver’s license and reliable transportation.
  • Criminal record check and child abuse registry check required.

Job Types: Full-time, Permanent

Pay: $37,500.00-$40,000.00 per year
