Private Apartment Block Porter

Position Title: Private Apartment Block Porter

Location: Parkview Court – prestigious Fulham residential building
Reports to: Joanna Roznowska – Property Manager
Working Hours: 5 days a week, including Saturday (exact days to be confirmed), 8 am to 5 pm
Salary: from £25,000.00 per annum

Job Summary:

The Private Apartment Block Porter plays a vital role in ensuring the smooth operation, safety, and cleanliness of the building. This position is responsible for maintaining a welcoming and secure environment for residents and visitors, overseeing the cleanliness and maintenance of common areas, and providing essential support during emergencies. The Porter also ensures that all building systems are functioning correctly and that contractors adhere to building regulations.

Key Responsibilities:

1. Front of House Management:

  • Maintain a visible and professional presence in the building’s front of house area, fostering a welcoming atmosphere and ensuring a high standard of security for residents and visitors.

2. Security & Safety:

  • Conduct regular patrols of the building at irregular intervals to ensure the safety and security of the premises.
  • Monitor building access points, particularly the car park, to ensure only authorized individuals are granted entry.
  • Consistently monitor the building's CCTV system and promptly report any observations or incidents to the office.

3. Cleanliness & Maintenance Oversight:

  • Ensure entrance lobbies and common areas are clean, tidy, and free from debris throughout duty hours.
  • Supervise contract cleaners to maintain high standards of cleanliness across the building.
  • Regularly inspect and maintain light fittings, replacing faulty bulbs as needed.
  • During inclement weather, ensure all common area windows are securely closed.
  • Oversee the cleanliness and orderliness of the car park, including vegetation control and the application of weed killer during the growing season.

4. Building Systems Monitoring:

  • Conduct daily inspections of all lifts and boilers, promptly reporting any defects or issues to the office for immediate attention.

5. Contractor Supervision:

  • Monitor contractor activities to ensure compliance with building regulations and working hours.
  • Ensure that contractors use dust sheets to protect common areas and leave work sites clean at the end of each day.
  • Prevent contractors from congregating or taking breaks in entrance lobbies and assist them as needed.

6. Minor Repairs & Reporting:

  • Carry out minor repairs within common areas and report any significant defects to the office for further action.

7. Resident Support:

  • Provide assistance to residents as required, ensuring a high level of service and responsiveness.
  • Be available outside of standard working hours to respond to emergencies as they arise.

8. Fire Safety & Incident Management:

  • Maintain a thorough understanding of fire safety procedures and provide support during evacuations if necessary.
  • Record and report any incidents affecting the security and well-being of residents.

9. Additional Responsibilities:

  • Perform any additional duties that may be assigned from time to time as part of the role.

Qualifications & Skills:

  • Previous 2/3 years’ experience in a similar role is preferred.
  • Strong interpersonal and communication skills.
  • Ability to work independently and manage multiple tasks effectively.
  • Basic knowledge of building maintenance and minor repairs.
  • Proactive approach to problem-solving.
  • Familiarity with fire safety and emergency procedures.
  • Physical ability to perform tasks involving lifting and moving objects.

Working Conditions:

  • The role requires both indoor and outdoor work in varying weather conditions.
  • Flexibility to work irregular hours, including weekends and holidays, is necessary.
  • Availability for emergency call-outs outside of regular working hours is essential.

Job Types: Full-time, Permanent

Pay: From £25,000.00 per year

Schedule:

  • 8 hour shift
  • Weekend availability

Experience:

  • private apartment block porter or caretaker: 1 year (required)
