Property Team Leader

Location: Adelaide

Employment type: Permanent Full Time

Salary: $120,772 plus 12% superannuation and salary packaging

About the role

The Property Team Leader is responsible for leading and managing the Property Services Team in the management of a diverse range of properties owned by Housing Choices, government and partner organisations, ensuring contractual and legislative obligations are met.

As the Property Team Leader you are accountable for effective strategic asset management and compliance of the housing assets. This includes overseeing maintenance activities, ensuring adherence to relevant regulations and fostering collaboration with national teams. Additionally, the role is responsible for identifying and mitigating risks related to property management, ensuring that potential issues are proactively addressed to safeguard housing assets, maintain service and the wellbeing of our residents' homes. Ongoing monitoring of team performance and driving continuous improvement are also key aspects of this position.

Key responsibilities include:
Lead and manage the Property Services Team, fostering a high-performing culture and ensuring the delivery of quality asset and property management services.
Provide strategic direction and operational oversight across a diverse property portfolio, ensuring long-term asset sustainability, compliance, and achievement of contractual obligations.
Oversee responsive maintenance, planned maintenance programs, property condition surveys, and asset upgrade projects to ensure timely, cost-effective, and high-quality outcomes.
Drive continuous improvement by implementing asset management best practices, national initiatives, and standardised policies, processes, and procedures across the organisation.
Manage budgets, contractor performance, risk mitigation, reporting, and stakeholder relationships to support organisational objectives and enhance resident outcomes.

Skills and Experiences:
You will have:
  • Tertiary qualified in property, engineering, planning, architecture, building/construction (or relevant work experience) with proven success and experience managing a team in a comparable leadership role
  • Sensitivity to and an understanding of the business’ commitment to its key stakeholders including targeted needs of business’ clients (i.e. available services, costs
  • Proven experience in leading, mentoring and motivating a team to deliver high quality operational, strategic, and legislative asset management outcomes]
  • Demonstrated ability to oversee large property portfolio, ensuring compliance with standards and legislation.
  • Proven experience in the planning and delivery of maintenance works and capital upgrades to agreed scope, time and budget
  • Experience in evaluating, engaging, and managing contractors and suppliers for maintenance works and upgrade activities
  • Experience in all aspects of property, asset, and facility management
  • Experience in managing budgets
  • Be available for after hours emergency contact
  • Preferablebut not essential - a Real Estate Licence
