Position Summary: We are seeking a Residential Leasing Manager to take full ownership of the residential leasing lifecycle across our Hamilton portfolio. This critical role is responsible for aggressively minimizing vacancy, driving revenue growth, and ensuring a positive experience for all prospective and new residents. If you are a highly motivated, sales-oriented professional with a proven track record in residential leasing and a deep understanding of market dynamics, we want to hear from you. You will be instrumental in achieving our occupancy targets and enhancing our residential communities.

Key Responsibilities:

  • Leasing Strategy & Execution:
  • Proactively manage the entire residential leasing pipeline from initial inquiry to signed lease and move-in.
  • Develop and implement effective marketing strategies for vacant residential units to attract high-quality prospects, utilizing various online platforms (ILSs) and local initiatives.
  • Conduct compelling property tours (virtual, self-guided, and in-person) for prospective residents, highlighting unit features, building amenities, and neighborhood benefits.
  • Manage and respond promptly to all residential leasing inquiries via phone, email, text, and online portals.
  • Oversee the application process, including prospect screening, background checks, and reference verification, ensuring compliance with all relevant regulations (e.g., Ontario Residential Tenancies Act).
  • Negotiate lease terms, prepare lease agreements, and facilitate the lease signing process.
  • Coordinate smooth tenant move-ins and initial orientations.
  • Market Analysis & Pricing:
  • Conduct ongoing market research and competitive analysis (using tools like the Residential Unit Pricing & Availability Form) to recommend optimal rental rates that minimize vacancy and maximize revenue.
  • Monitor market trends, competitor pricing, and absorption rates to advise on pricing adjustments and promotions.
  • Tenant Relations & Retention (Leasing Focus):
  • Build positive relationships with prospective and new residents, ensuring excellent customer service during the leasing process.
  • Proactively manage lease renewals, striving to retain high-quality residents and minimize turnover.
  • Reporting & Optimization:
  • Maintain accurate and up-to-date records of all leasing activities, prospect interactions, and unit statuses within our property management software (Yardi Breeze now, transitioning to a new PMS soon).
  • Provide regular reports on key performance indicators, including vacancy rates, lead conversion rates, and time-to-lease.
  • Collaborate with the Director of Asset Management and Owner to optimize leasing strategies based on performance data.

Qualifications:

  • Experience: Minimum of 3-5 years of progressive experience in residential property leasing, specifically with multi-unit residential buildings.
  • Proven track record of consistently achieving low vacancy rates and meeting or exceeding leasing targets.
  • Demonstrated ability to effectively manage a leasing pipeline and drive results.
  • Skills:
  • Exceptional sales, negotiation, and closing skills.
  • Excellent verbal and written communication, and interpersonal skills.
  • Highly organized, proactive, and detail-oriented with strong follow-up abilities.
  • Proficiency with property management software (experience with Yardi Breeze is an asset, adaptability to new systems like AppFolio/DoorLoop is essential).
  • Proficiency with online listing platforms (ILSs) and CRM functionalities.
  • Strong analytical skills for market research and pricing recommendations.
  • Thorough knowledge of the Ontario Residential Tenancies Act (RTA) and fair housing laws.
  • Other:
  • Valid G-class driver's license required.
  • Ability to work a flexible schedule, including evenings and weekends, to accommodate prospect availability.

What We Offer:

  • Competitive base salary of $60,000 - $70,000 annually.

Job Type: Full-time

Pay: $60,000.00-$70,000.00 per year
