We are currently seeking a Residential Property Manager to join our Property Management team in Belleville. The Property Manager works under the direction of our Head office staff to oversee daily operations, maintenance and repairs and administrative procedures.
Responsibilities include but are not limited to:
Rent collection – Cheques, money orders
Completion of rent collection report(s) and maintaining
Contact delinquent residents via telephone or at their door for outstanding rent payments.
Deliver N4 Forms to all outstanding accounts produce by Head office.
Tracking Landlord and tenant board hearing dates and orders
Monitor the arrears and develop payment plans.
Vacancies – turning units in a timely fashion to maintain low vacancy percentage.
Receive and communicate notices to terminate lease and have Form N9 signed by residents.
Advertising vacant/rent ready units is in place on websites.
Showing vacant units to prospective tenants
Provide notice of vacating residents, of entry to show the unit to prospective tenants.
Provide and collect applications to/from prospective tenants – listing required documents and deposit information by certified funds.
Obtain Credit check information for applications.
Send completed applications to Head office for approval and notify applicants when necessary.
Review and sign lease agreement with applicants and provide all documentation to Head office and your office assistant for filing purposes.
Prepare LTB forms (Form N5, form N7 but not limited to) that are necessary and approved by Head office.
General Admin
Answering phone calls, emails and walk in inquiries from current, past, and prospective tenants.
Always maintain a professional approach
General correspondence and notices to residents
Generate purchase orders through PO system for vendor services and supplies needed, POs approved by Head office, communicating with vendors, and obtaining quotes.
Track stock at each location within portfolio and submit documentation to Head office.
Responsible for daily communication with Office assistant and three (3) Maintenance staff
Managing your Maintenance staff, Organizing/Scheduling work orders
Performing annual in suite inspections
Working with vendors/contractors, the city, local Fire Department, etc. to ensure timely completion of tasks as required while maintaining a professional and personable relationship.
Desired Skills and Experience:
· Property Management experience – minimum two (2) years required.
· Property Administration: three (3) years required.
· Experience with Yardi or similar software
· Superior oral and written communication skills
· Knowledge of RTA: three (3) years required
· Exceptional organizational & time management skills
· Computer skills – MS Word, Excel, and Outlook
· Energetic Leadership skills, positive influence, motivate and energize team members.
· Ability to meet deadlines.
· Ability to problem solve, provide new ideas, with supportable results.
· Licence – G (Required)
Job Type: Temp Full-time
Schedule:
· Monday – Friday 8:00am to 4:30pm
· Day shift
· Work location: In person
Salary: $22.00 per hour
