NTT GDC Global Infrastructure Development is looking to recruit a Senior Technical Site Due Diligence Manager. The role will support data centre expansion and construction projects across specific regions, you will also be part of global expansion projects supporting your peers in other regions. This will expose you to projects outside of your region where you will gain significant knowledge of how we deliver global solutions for our clients.

You will play a key role in the site selection and master planning stage with accountability for the technical due diligence process & master planning for new and existing NTT GDC regions. Alongside Test Fits, this role will involve inputting into the permitting strategy and compiling and analysing site information to identify any impact / risks on development costs & schedule or present a risk to the operation of the data center. You will be expected to engage, instruct, direct, and manage internal resource alongside external consultants, contractors, and experts to ensure technical due diligence & master planning is complete, whilst compiling & mitigating risks and reporting these to the NTT GDC stakeholders.

You will have a strong track record of program management, a demonstrated ability to deliver multiple high priority projects simultaneously and the ability to drive alignment across teams with competing priorities.

You will help develop and promote adoption of best practice process and procedures for site due diligence in the design and engineering, and wider construction and expansion teams.

What you'll be doing

Key Responsibilities:

Reporting & Quality Control:

  • Develop and maintain a dashboard which represents all projects in region and update the status weekly
  • Ensure that collaboration between all due diligence staff in region is aligned with the global standards
  • Review all consultant reports and work before presenting to internal and external stakeholders
  • Work with expansion managers & construction teams to define and track critical metrics that measure progress towards strategic goals on sites.
  • Analyse data from the seller's data rooms to ensure concise and informative reports are produced by the team.
  • Present findings clearly and effectively to stakeholders, including senior leadership members, and investors when required.
  • Build relationships and a network in region of consultants and trusted advisors that contribute to successful due diligence outcomes.
  • Proactively investigate and address any significant deviations from the global reference design
  • Streamline reporting procedures to enhance efficiency and accuracy.
  • Implement data visualization tools to improve the clarity and impact of reports.
  • Leverage automation to reduce manual data entry and improve reporting frequency.
  • Establish and maintain robust data quality controls to ensure the accuracy and reliability of all reported information.
  • Conduct regular data audits and implement corrective actions as needed.

Site Selection and Technical Due Diligence:

  • Present a regional progress report on all projects
  • Lead the Technical Due Diligence process, collaborating with internal stakeholders to guide the expansion of NTT GDC facilities in new and existing regions, by conducting site selection risk analysis and due diligence assessments.
  • Utilize technical expertise to assess and validate the suitability of potential sites, considering factors such as infrastructure, environmental impact, and regulatory compliance.
  • Engage with internal resources and external consultants on power requirements for the sites and ensuring that a clear demonstratable timeline for power is developed as part of the TDD report.
  • Ensure that the constraints of each site are identified with documentary evidence for any limiting factors such as zoning plans and planning requirements.
  • Create and Manage TDD criteria/checklists to enable, and be accountable for, Go/No Go recommendations and decisions.
  • Work with the construction teams and the consultants to create project specific permitting strategies.
  • Develop the project timeline with an explanatory note against each timeline duration giving the next team in the development lifecycle an understanding of assumptions made.
  • Write scope of works for consultants to execute technical assessments and reports.
  • Assess proposals and evaluate them for completeness and manage all correspondence and invoices.
  • Brief consultants on the sites and the requirements to be executed for a red flag report.
  • Hold a site safety briefing ahead of site walks to ensure risks are discussed and protocols understood.
  • Accountable for coordinating site visits, specialist reviews and associated reports and debriefs.
  • Act as the primary contact for external consultants and vendors as well as internal stakeholders, involved in technical due diligence processes.
  • Assess and draw conclusions from a wide range of real estate, engineering, construction, policy, planning, and business development considerations.
  • Responsible for production of compliant test-fits for new sites using Sketchup, also use of CAD and other software to scale and dimension drawings for stage one test fit development.
  • Be proficient in power point to develop presentations to communicate to external stakeholders potential solutions.
  • Brief consultants on 3D flythroughs and drone footage requirements
  • Collaborate with the internal global reference design team and the regional design managers to ensure specific regional inputs are made to make test fits work.
  • Work in conjunction with the associated Expansion Manager (owner of the purchase deal) for each site to ensure TDD delivery is progressing in line with the agreed budget and programme.
  • Ensure regular reporting of progress against agreed plans to senior members of Design and Engineering, Delivery and the associated Expansion managers.
  • Ensure regulatory compliance, quality and value for money received through third party appointments.
  • Ensure that NDA’s are executed and consultants are briefed on the confidential nature of projects.

Technical & Process Improvement:

  • Ability to use technical drawings and scale drawings to develop test fit library for the global team.
  • Contribute to the development of tools, processes, and procedures to enhance the efficiency and effectiveness of the site selection, test fits and due diligence functions.
  • Develop and manage long term relationships with internal stakeholders, key consultants and external subject matter experts to ensure optimal performance.
  • Interface with peers in other departments within the region and with peers in site selection teams globally.

Additional Requirements

  • You will have a broad understanding of normal and abnormal concepts associated with data centre site development at scale.
  • You will have a solid understanding of cost and time drivers associated with site development e.g., Remediation, Cut and Fill, Utilities connections etc.
  • You will be able to evaluate and assess initial vendor or real estate agent information packs and identify gaps against a prescribed schedule of technical site selection due diligence activities.
  • You will be able to write scope of works for consultants to execute their engineering assessments of land and buildings.
  • You will possess a high-level knowledge of the planning and permitting issues associated with large format industrial buildings such as height restrictions, boundary setbacks, perimeter security, vehicle reticulation analysis, requirements for stormwater attenuation, easements, power routing etc.
  • Able to procure and build a database of exemplar scoping documents for technical site selection studies e.g., topographical assessments, ground condition, environmental risk assessments, etc.
  • Possess familiarity with the concept of progressive de-risk and able to compile, update and maintain RAG reports individually and or on a consolidated basis.
  • Hold a University Degree in Construction, Architecture, Mechanical Engineering, Electrical Engineering, Building Engineering or equivalent.
  • Demonstrated experience in technical due diligence for mission critical and/or similar hi-tech content M&E led industries (e.g., Pharmaceutical, Food and Drink manufacturing, Oil and Gas, Energy, etc.)
  • Experience working within site selection teams, preferably in a leading role on the buy side.
  • International experience and outlook both in type of company (multi-national Consultant/Operator) and project experience
  • Clear and concise written and oral communication skills in English.
  • Demonstrate self-management by supporting and developing teams, fostering a positive team atmosphere, overcoming obstacles, and embracing challenges confidently.
  • Exhibit rounded thinking, self-awareness, and a collaborative approach.
  • Possess organizational skills with a can-do/will-do attitude and a consistent ability to translate ideas into impactful actions.
  • Able and happy to travel within region and internationally up to 35% of working time.
