Role Purpose

The Accommodation Manager/General Manager is responsible and accountable for the overall day-to-day management, performance and standards of the Dublin residence, ensuring a safe, well-managed, commercially focused and resident-centred operation.

The role provides site management oversight across resident experience, occupancy, sales support, financial administration, compliance, maintenance coordination, team activity, reporting and cross-functional ways of working.

The postholder is expected to oversee these activities, provide direction to the site team and, where business need requires, directly undertake operational tasks to maintain service continuity, standards and performance.


Key Responsibilities:

  • Lead the smooth daily operation of the Dublin residence, keeping priorities clear, standards consistent and actions followed through.
  • Oversee the full resident journey from enquiry, arrival and living experience through to renewal, check-out and post-departure follow-up.
  • Support occupancy, room readiness, sales activity, rent administration, debt visibility and accurate resident, room and agreement records.
  • Coordinate maintenance, contractor activity, room standards, health and safety, fire safety and compliance evidence at site level.
  • Manage, coach and support the site team, setting clear expectations and building confidence in systems, resident communication and escalation routes.
  • Work closely with Operations, Sales and Marketing, Finance, Facilities, People, IT and mobilisation colleagues to support launch readiness and ongoing performance

Essential:

  • Experience managing or supporting residential property, PBSA, co-living, hospitality or similar operational environments in Ireland or a comparable market.
  • Current PSRA licence, Category C (and D if applicable).
  • Experience of resident experience, occupancy management, maintenance coordination, RTB processes, Student Specific Accommodation requirements and administration controls.
  • Ability to manage competing priorities across rent, deposits, notices, cancellations, complaints and resident administration.
  • Confidence using systems, data and reporting to monitor performance, compliance records, maintenance actions and service risks.
  • Clear communication and stakeholder management skills with residents, colleagues, suppliers, support teams and licensed persons where required.
  • Commercial awareness of how site activity affects occupancy, income, resident satisfaction, compliance, cost and launch readiness.
  • Experience in managing a team, ensuring responsibilities are clear and performance expectations are understood.

Desirable:

  • Proven ownership of full single-site performance across multiple operational cycles, including peak arrivals, turnaround, re-booking and academic year planning.
  • Experience mobilising or launching a new residence, including new-build handover, snagging, defects, warranty periods or working with asset/development stakeholders.
  • Strong commercial judgement, including use of trends, trade-offs and financial data to influence occupancy, cost control, NOI, service quality and reputation.
  • In-depth experience in PMS, CRM, maintenance and reporting platforms, with evidence of improving how systems are used on site.
  • Experience developing people, supporting succession, progressing emerging managers or building leadership resilience across a site team.
  • Relevant operational qualification or accreditation, such as IOSH, NEBOSH, fire safety, first aid, Mental Health First Aid, IRPM, CIH or leadership qualification.
