Job Description Summary

POSITION SUMMARY

As part of the technical management of a real estate portfolio, the Technical Manager is responsible for all technical aspects of the buildings. They oversee service providers and challenge them on energy efficiency, maintenance, and regulatory compliance while serving as a key support to Property Managers on these matters. They play a crucial role in analyzing technical interventions, assessing proposed works, and validating the actions to be undertaken with service providers. Their objective is to optimize the performance of the installations while ensuring the safety and compliance of the sites.

MAIN RESPONSABILITIES

Energy Monitoring and Building Performance

  • Analyze energy consumption and identify discrepancies.
  • Propose and implement corrective actions with technical service providers.
  • Suggest optimizations and alternatives to enhance the portfolio’s sustainability.

Technical Service Provider Contracts

  • Prepare and analyze Technical Tender Processes with the support of the Property Manager.
  • Negotiate technical service provider contracts with the support of the Property Manager.
  • Conduct annual evaluations of technical service providers.

Service Provider Management and Intervention Monitoring

  • Organize and lead meetings with technical service providers based on feedback from Property Managers and required actions.
  • Verify and analyze technical quotations in support of the Property Manager.
  • Supervise interventions and follow up on corrective actions in support of the Property Manager.

Regulatory Compliance and Safety

  • Follow up on observations from regulatory inspections.
  • Verify quotations for addressing inspection remarks, whether included in contracts or not.
  • Conduct quarterly safety visits and site inspections with detailed reporting (HSSE Inspection), alongside the Property Manager.
  • Verify PPSS (Prevention Plans for Health and Safety) as part of maintenance and ad hoc works to ensure compliance with required training based on installations and specific requests.

Operational Support and Technical Expertise

  • Provide technical assistance to Property Managers for the analysis and monitoring of building technical aspects.
  • Assess and validate technical solutions proposed by service providers before work execution.
  • Contribute to the analysis, improvement, and planning of CAPEX in collaboration with multi-technical service providers and the Property Manager.
  • Assist in technical owner meetings and CAPEX budget presentations.
