Summary of the Position:

The Technical Property Manager (TPM) is responsible for the technical property management of currently three office-focused buildings in the final phase of construction or refurbishment. Acting as the owner’s representative, the TPM supports national and international tenants in all technical matters related to their lease agreements and ensures the implementation of the most suitable technical systems and developments. The role includes responsibility for critical building systems, ESG and energy performance support, management of refurbishment and modernization measures, supervision of external facility management partners, budget planning, and compliance with all technical and legal requirements.

Location: Berlin

Key Responsibilities:

  • Technical property management for currently three office-focused buildings in the final phase of construction/refurbishment (rental areas between approx. 23,000 sqm and 75,000 sqm).

  • Act as owner representative and primary technical contact for national and international tenants regarding lease-related matters.

  • Ensure implementation of the most appropriate technical systems and developments.

  • Manage and evaluate critical building systems and technical equipment.

  • Support ESG performance assessments and energy concepts.

  • Plan, organize, and manage refurbishment, maintenance, and modernization projects within commercial properties.

  • Perform technical and construction acceptance inspections in accordance with VOB standards.

  • Ensure compliance with all technical and legal requirements related to installation, maintenance, and operation of technical systems.

  • Coordinate and monitor recurring expert inspections and statutory testing requirements.

  • Conduct tenders for infrastructural and technical facility management services.

  • Manage and coordinate external facility management providers and additional service partners.

  • Prepare annual budgets and support quarterly budget tracking in cooperation with Asset Management.

  • Conduct property inspections and prepare related documentation.

  • Coordinate tenant handovers and returns.

  • Manage HOAI service phase 9 through external subcontractors.

Skills & Qualifications:

  • Degree from a technical college or university in building services engineering, supply engineering, technical building equipment, or a related field preferred; alternatively, technician or master craftsman qualification.

  • Relevant professional experience and strong commercial understanding in the technical management of commercial real estate.

  • Good knowledge of technical service level agreements (SLAs) and key performance indicators (KPIs).

  • Understanding of technical disciplines such as electrical engineering (ELT), technical building systems (TGA), and facility management (FM).

  • Experience in tenant relationship management and stakeholder communication.

  • Strong service orientation.

  • Experience working with technical service providers and suppliers, including procurement, contract drafting, negotiation, and maintenance agreements.

  • Experience in technical management of mission-critical systems.

  • Experience managing technical projects in occupied buildings.

  • Knowledge of HOAI project phases.

  • Fluent German and good English language skills.

  • Proficiency in Microsoft Office applications.
