Job Summary:
The Commercial Title Examiner plays a critical role in ensuring the accuracy and completeness of title commitments for commercial real estate transactions. Key responsibilities include examining title searches, communicating with stakeholders, and clearing title issues. This position contributes significantly to the smooth operation of commercial title processes and supports the organization’s compliance and service standards.

Key Responsibilities:

  • Adhere to underwriting guidelines to maintain compliance.
  • Communicate effectively with abstractors, examiners, attorneys, agents, and additional vendors as needed.
  • Examine title searches provided by the vendor network, identify and resolve title issues, and determine insurability.
  • Prepare commitments, updates, and additional products for customers.
  • Review commitments prepared by other company Title Examiners for accuracy and completeness.
  • Assist in training Junior Commercial Title Examiners.
  • Manage assigned pipeline and work queue.
  • Consistently meet production goals set forth by management.
  • Maintain updated training materials and state regulation information.
  • Interact professionally with all levels of management, employees, and customers by email, phone, and in person.
  • Comply with company policies, procedures, regulatory requirements, and complete mandatory compliance training by prescribed deadlines.
  • Maintain reliable, punctual attendance, including potential in-office attendance or participation in relevant events outside of regular business hours.
  • Collaborate effectively and professionally with management, co-workers, and customers via email, phone, video conferences, and in person.
  • Exhibit courtesy, flexibility, professionalism, and responsiveness in all interactions.

Minimum Education & Experience Requirements:

  • High school diploma or GED required; Bachelor’s degree preferred.
  • Minimum of 3–5 years of experience in commercial title examination or related fields.
  • Prior experience in commercial real estate transactions and familiarity with industry regulations.

Special Requirements:

  • Certifications or licenses in title examination or a related field are preferred but not required.

Knowledge, Skills, and Abilities:

  • Practical knowledge of federal, state, and local regulations for commercial real estate transactions.
  • Strong understanding of land records and ability to interpret data from various sources, including title plants.
  • Proficiency in property record-related tools and Microsoft Office Suite.
  • Ability to multitask and work under pressure to meet prescribed deadlines.
  • Strong organizational skills with attention to detail and ability to handle multiple projects.
  • Independent and proactive approach to tasks and responsibilities.
  • Clear and grammatically correct communication, both written and verbal.
  • Strong listening skills and understanding of non-verbal communication cues.

Work Environment:

  • Primarily a sedentary role with occasional need to lift or move objects.

Job Type: Full-time

Pay: $55,000.00 - $80,000.00 per year
