Job Description – Builder / Project Manager (Superintendent)

Department: Construction

Reports To: Director of Construction

Direct Reports: Builder/Project Manager Assistant

Location: Concord, NC (Field-Based)

Employment Type: Full-time

Role Summary

The Builder / Project Manager (Superintendent) oversees all aspects of home construction from foundation through final close-out, ensuring homes are completed on schedule, within budget, and to TruForge quality standards. This role is responsible for daily site supervision, subcontractor coordination, quality control, and safety compliance.

The Builder serves as the primary field leader and decision-maker, managing project flow in Buildertrend, resolving jobsite issues, and ensuring seamless handoff to warranty and closing teams.

Key ResponsibilitiesProject Planning & Scheduling

  • Develop and maintain detailed project schedules in Buildertrend, ensuring accurate sequencing and realistic timelines for all trades.
  • Coordinate start-to-finish construction milestones, including inspections and utility installations.
  • Forecast resource and labor needs to support production goals.
  • Review job readiness and ensure all permits, plans, and materials are in place before start.

Jobsite Management & Supervision

  • Lead daily field operations across multiple job sites.
  • Supervise subcontractor crews, ensuring adherence to scopes, schedules, and quality expectations.
  • Conduct daily site inspections for safety, progress, and compliance with NC Residential Building Code.
  • Maintain jobsite cleanliness and enforce TruForge safety standards (OSHA 29 CFR 1926 compliance).
  • Review Buildertrend schedules and communicate next-phase readiness to vendors and internal teams.

Quality Assurance

  • Execute stage-based quality control inspections (pre-drywall, trim-out, final).
  • Identify and correct construction deficiencies prior to homeowner walkthroughs.
  • Ensure workmanship meets or exceeds NAHB Quality Standards.
  • Manage and close all punch list items prior to handoff to the warranty team.

Budget & Purchasing Control

  • Manage assigned construction budgets in Buildertrend; monitor cost variances weekly.
  • Approve vendor invoices and purchase orders for accuracy and scope alignment.
  • Review change orders with management and ensure timely documentation.
  • Report cost or schedule risks proactively to the Director of Construction.

Team Leadership & Coordination

  • Directly supervise the Builder/Project Manager Assistant and delegate punch-out, close-out, and documentation tasks.
  • Coordinate with the Director of Construction to ensure schedule alignment.
  • Provide training and mentorship to the Builder Assistant for future advancement.

Customer Experience & Handover

  • Ensure all contractual obligations and cosmetic details are complete before closing.
  • Collaborate with Warranty/QC staff to document homeowner requests and transfer warranty files in Buildertrend.

Qualifications

  • Minimum 1-3 years of residential homebuilding experience (production or semi-custom).
  • Deep understanding of residential construction methods, building codes, and sequencing.
  • Proven ability to manage multiple homes simultaneously while maintaining quality.
  • Proficiency with Buildertrend or similar construction management software.
  • Strong leadership, problem-solving, and communication skills.
  • Valid driver’s license and reliable transportation.
