Goshen Housing Trust, Inc. a 501c3 private non-profit based in Goshen, CT seeks a part-time Property Manager for its Goshen Village Marketplace property.

Goshen Village Marketplace is an 18-unit residential rental and 5 unit commercial property owned and operated by the Trust. We are currently conducting a comprehensive renovation of the complex.

This is a part-time position. Individual will set and operate fixed Office Hours on-site for 2-3 hours a day, three days a week. Schedule can be set to accommodate the candidate's other commitments. Additionally, the part-time Property Manager will be expected to be primary contact to coordinate response to off-hours and weekend emergency issues.

Position will report to the Goshen Housing Trust Board's Operations Committee. Back office accounting will be done by an outsourced service.

Some prior experience managing a rental property is required. However, we will provide additional training as required for candidates that can demonstrate experience successfully working closely with customers. Starting pay commensurate with experience; opportunity to grow in role. Premium rate paid for off-hours and weekend work.

Expect 15 to 20 hours per week.

Qualifications:
· Some prior experience in rental property management role required
· Excellent customer relations skills.
· Familiar with affordable housing desired
· Pass routine background check
· Ability to assess problems with plumbing, electrical, and mechanical systems and coordinate solution
· Some personal handyman skills a plus

Position duties include:
· Enforcement of Lease and House Rules
· Market/promote availability of vacant units
· Fill vacancies according to unit affordability requirements and tenant selection plan
· Maintain waiting list for units in accordance with Fair Housing Plan
· Process Lease Renewals
· Investigate tenant rent payment issues and resolve
· Coordinate tenant legal actions including evictions, as required
· Receive/respond to inquiries and maintenance requests from tenants
· Investigate/resolve tenant concerns and complaints
· Determine best solution approach for maintenance issues in conjunction with owner
· Obtain quotes for maintenance work to be done
· Be available to coordinate after-hours emergency response
· Conduct periodic unit inspections and reports
· Participate in developing long term maintenance planning with owner
· When necessary, arrange for third-party inspections such as Section 8, insurance, etc.

Job Type: Part-time

Pay: From $22.00 per hour
