Maintenance Person required for a busy Independent Living/Direct Provision Centre in Ballinamore, Co. Leitrim.

Part-time 24 hour contract, 3 working hours per day , from Monday to Friday. Experienced in a trade preferred such as painting, plastering, carpentry etc. Knowledge of electrical work or plumbing adventageous but not essential.

The ideal candidate must have great communication skills, able to trouble shoot and investigate maintenance challenges. Execute repairs and work with contractors to support completion.

Candidate must adhere to policies and procedures to ensure service is delivered in accordance with agreed standards throughout the centre. The centre operates IPAS contracts with inspections from IPAS and HIQA. The ideal candidate must ensure a professional, friendly and courteous service to all residents while supporting their living needs.

Key Responsibilities

Follow a Planned Preventative Maintenance Program. Support Statutory Compliance of Facility Program. General trouble shooting to repair, up to and including arranging parts and liaising with trades and contractors. Collaborate with Centre management team and group facility manager. Areas of responsibility and support include but not limited to

  • Fire Safety Management
  • Water Hygiene Management: Including temperatures, sampling, flushing
  • Electrical Services Management including PAT Testing (training provided)
  • Mechanical Services: Heating system, air conditioners, AHU's, bathroom fans, kitchen grease traps
  • Grounds Maintenance: gardening and landscaping, pest control, playground maintenance, gutter cleaning and window washing*
  • Painting and plastering*
  • Waste Management including FOG removal, bin cleaning*
  • Repair and maintenance of kitchen and laundry equipment*

Maintenance Program Leadership:

  • Ensure time allocated appropriately to wide variety of business needs.
  • Manage daily activity, prioritize tasks, delegate works as needed to contractors and monitor contractors works to ensure delivering service and quote agreements.
  • Collaborate with centre management and group facility manager.
  • Ensure adhering to service standards and maintaining professionalism at all times.

Operational Oversight:

  • Ensure the smooth running of daily facility operations, in all areas of service related to maintenance and property management.
  • Monitor the efficiency and quality of services delivered during the shift, identifying and addressing any potential issues before they escalate.
  • Troubleshoot any operational challenges or discrepancies, ensuring quick resolution while maintaining high service standards

Emergency Response & Problem Resolution:

  • Support response to emergencies, including incidents involving residents, facility concerns, or operational issues.
  • Take immediate action to resolve issues, from loss of heating to service disruptions, ensuring safety and continuity.
  • Assess situations calmly, making informed decisions, and escalate more complex matters to centre manager and group facility manager as needed.

Compliance & Policy Enforcement:

  • Ensure that all activities and operations comply with company policies, health and safety regulations, and any legal requirements.
  • Monitor yours and contractor adherence to organizational procedures, ensuring consistency and quality across all service areas.
  • Perform regular checks on systems, equipment, and facilities to ensure they meet operational standards and safety regulations.

Record Keeping & Reporting:

  • Maintain detailed and accurate records of maintenance activities , incidents, and communications, including any actions taken during the shift.
  • Update maintenance logs/reports for shift handovers, ensuring the next team is fully briefed on ongoing issues, updates, and special instructions.
  • Complete any required documentation in a timely manner, ensuring transparency and accountability in operations

Resident Support:

  • Address any resident queries, complaints, or concerns in a professional, courteous, and timely manner.
  • Ensure residents feel supported and valued during their stay, resolving issues promptly to ensure their satisfaction.
  • Monitor resident needs, providing assistance as necessary, and ensuring any special requirements are met.

Quality Assurance & Continuous Improvement:

  • Regularly assess the quality of services and facilities, identifying areas for improvement and implementing solutions.
  • Collaborate with management to develop strategies for continuous service improvement, driving operational efficiency and resident satisfaction.
  • Review staff and resident feedback to identify potential service enhancements and ensure continuous alignment with organizational goals.

Shift Handover & Communication:

  • Ensure smooth and effective communication, providing detailed updates to maintenance logs/report regarding operational issues, resident needs, and any incidents.

Resource Management:

  • Monitor and manage the availability of resources, including equipment, supplies and materials, ensuring operations run efficiently.
  • Order supplies and manage inventory levels when necessary, coordinating with relevant departments to maintain service continuity.

Health, Safety, and Well-being:

  • Ensure the safety and well-being of residents and staff, maintaining a clean, safe, and comfortable environment.
  • Support conducting regular safety checks, including fire and emergency drills, to ensure readiness in case of incidents.
  • Promote a culture of health and safety, regularly reminding staff of protocols and ensuring adherence to best practices.

Qualifications and Experience:

  • Previous experience in a trade is preferred.
  • Use of own car as location is not serviced by public transport.
  • Strong problem-solving abilities with excellent communication and interpersonal skills.
  • Ability to remain calm and decisive in high-pressure situations.
  • A proactive mindset and the ability to anticipate needs and take initiative.
  • Foster a positive working environment, and address resident concerns with empathy and professionalism.
  • Strong organizational skills, with the ability to manage multiple tasks and priorities in a fast-paced environment.
  • Understanding of health, safety, and regulatory compliance within the relevant sector (hospitality, social services, or facility management).

Drivers License: Must have full license. Ability to support satellite location is preferred. Mileage, and travel time provided for temp support.

Garda Vetted: Must pass Garda Vetting before commencing new position.

Police Clearance: If one has lived outside Ireland for more than six months, police clearance from the country you lived in is required.

Job Type: Full-time

Base Pay: €13.50 per hour
