Overview
We are seeking a dynamic and proactive Property Manager to lead the day-to-day operations of our residential or commercial properties. In this vital role, you will oversee leasing activities, ensure property maintenance, and foster positive relationships with tenants and vendors. Your energy and organizational skills will drive property success, ensuring compliance with all regulations while delivering exceptional customer service. Duties
- Manage all aspects of property operations, including leasing, rent collection, and tenant relations to maximize occupancy and revenue.
- Oversee property maintenance and facilities management, coordinating repairs and upgrades to maintain high standards of safety and appearance.
- Conduct property inspections regularly to ensure compliance with safety, health, and Fair Housing regulations.
- Administer leasing processes from marketing available units to conducting tours, screening applicants, and executing lease agreements using property management software such rentvine.
- Handle legal administrative tasks related to tenant files, lease contracts, notices, and eviction procedures in accordance with landlord-tenant law and Section 8 regulations.
- Maintain accurate data entry and filing systems for all property records, financial transactions, and maintenance logs.
- Facilitate conflict management by addressing tenant concerns promptly and professionally while adhering to Fair Housing laws.
- Upsell additional services or amenities to tenants during interactions to enhance satisfaction and revenue opportunities.
- Collaborate with vendors and contractors for property maintenance, repairs, and improvements ensuring quality standards are met efficiently.
- Prepare reports on occupancy rates, financial performance, maintenance issues, and compliance status for senior management review.
Qualifications
- Proven experience in property management or real estate administrative roles with a strong understanding of property leasing, maintenance coordination, and tenant relations.
- Familiarity with LIHTC (Low-Income Housing Tax Credit), Section 8 housing programs, Fair Housing regulations, and landlord-tenant law is highly desirable.
- Proficiency in property management software such as rentvine, tenant turner, aptly; experience with CMMS systems is a plus.
- Excellent customer service skills combined with professional phone etiquette and conflict resolution abilities.
- Strong negotiation skills for lease agreements and contract negotiations.
- Office experience including data entry, filing, contracts management, and general administrative tasks.
- Knowledge of facilities management principles related to property maintenance and safety standards.
- Ability to manage multiple priorities efficiently while maintaining attention to detail in a fast-paced environment.
- Effective communication skills for building positive relationships with tenants, vendors, team members, and stakeholders.
