ROLE
ELM Developments is seeking an experienced Estimator to lead the preparation of accurate cost estimates and manage budgets for residential construction projects. This role is critical in ensuring financial feasibility, upholding reporting and documentation standards, and supporting successful project delivery.
Reporting to the VP, Construction, the Estimator will analyze tender documents, collaborate with stakeholders, and oversee cost control processes, driving efficiency and excellence in project execution with the projects team.
KEY RESPINSIBILITIES
- Cost Estimation Leadership –Lead the preparation of accurate and comprehensive cost estimates for residential and commercial construction projects, covering materials, labor, equipment, and other project expenses.
- Tender Document Analysis –Analyze tender documents, blueprints, and project specifications to determine project requirements, validate scope, and identify risks, opportunities, and cost-saving strategies.
- Quantity Take-Offs – Perform quantity take-offs for labour, equipment, and materials from tender documents, blueprints, and project specifications
- Budget Management –Develop and oversee project budgets, ensuring alignment with client requirements and financial goals. Monitor and control costs throughout the project lifecycle.
- Document Control – Support document control by organizing, documenting, and archiving all information related to the estimate, tender documents, project contracts, and budget for a smooth transfer to the construction team
- Collaboration & Negotiation –Collaborate with project managers, consultants, and subcontractors to ensure accurate project scopes and competitive pricing. Negotiate with vendors and suppliers to secure favorable terms.
- Value Engineering –Identify and implement cost-efficient solutions while maintaining quality and project functionality.
- Market Research –Stay updated on industry trends, material pricing, and market conditions to improve accuracy in cost estimation.
- Process Improvement –Develop and implement standardized estimating tools, systems, and practices to streamline operations and enhance efficiency.
- Stakeholder Engagement –Communicate cost estimates and project updates effectively with senior management and other stakeholders.
QUALIFICATIONS
- A degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field.
- A minimum of 5 – 7 years of progressive experience in construction estimating, with at least 2 years in a senior estimating or leadership role.
- Proficiency in cost estimating software (e.g., Bluebeam or similar) and Microsoft Office Suite.
- Strong knowledge of construction methodologies, materials, and local market pricing.
- Exceptional analytical, organizational, and problem-solving skills with a keen attention to detail.
- Excellent communication and negotiation skills to manage diverse teams and maintain stakeholder relationships.
- Professional Quantity Surveyor (e.g., from CIQS) or Estimator Certification (e.g., from ASPE) is preferred.
- Familiarity with Ontario building codes, permitting processes, and regulations.
- Ability to manage multiple projects, meet deadlines, and adapt to changing priorities.
