JOB DESCRIPTION


The Home Lending Pricing Finance Analyst/ Associate (Correspondent) supports mortgage pricing analytics and performance reporting for the Correspondent channel. This role helps maintain key datasets and dashboards, monitors pricing and volume trends, and prepares clear analysis to support pricing decisions and business reviews.

As an HL Correspondent Pricing Associate within Home Lending, you support mortgage pricing analytics, performance reporting, and profitability insights for the Correspondent channel. You monitor rate sheets, market spreads, competitor actions, and secondary market execution to assess relative pricing position and explain how rate volatility affects borrower affordability and demand. You help develop and recommend primary and secondary mortgage pricing by translating changes in funding costs, hedge performance, pipeline fallout, and market conditions into clear pricing actions. You support price changes, promotions, and exception frameworks with sound economic rationale and assist with daily and weekly monitoring of market movements and their impact on Correspondent pricing and margins. You prepare pricing-related materials—including tables, charts, and commentary—for internal discussions, reviews, and decision-making forums. You build and maintain product and channel profitability models that incorporate revenue, funding, hedging, credit costs, servicing value, and operational expenses to evaluate trade-offs between volume, pull-through, margin, and risk. You quantify financial impacts such as NPV and IRR where relevant and produce, interpret, and explain pricing P&L results on a regular cadence. You run sensitivity analyses to estimate the impact of rate changes, incentives, execution assumptions, and mix shifts, and you generate recurring reporting on key Correspondent metrics such as lock volume, pull-through, profitability indicators, and mix trends. You investigate variances versus prior periods or plan, summarizing key promoters in a clear and concise way while following established processes for updating datasets, documenting assumptions, and ensuring outputs are audit-ready. You maintain KPI and definition documentation to keep reporting consistent and partner closely with Pricing, Capital Markets, Risk, Operations, FDO, and Sales/Client teams to respond to requests, prepare meeting materials, and communicate status, risks, and dependencies..

Job Responsibilities:

  • Monitor rate sheets, market spreads, competitor moves, and secondary market execution to assess relative pricing position. Provide insights on what’s driving market rate volatility and how it impacts borrower/payment affordability and demand.
  • Develop and recommend primary/secondary mortgage pricing for correspondent, channels. Translate changes in funding rates, hedge performance, pipeline fallout, and market conditions into pricing actions.
  • Support price changes, promotions, and exception frameworks with clear economic rationale. Assist with daily/weekly monitoring of market rate movements and impacts to Correspondent pricing and margins.
  • Support preparation of pricing-related materials (tables, charts, commentary) for internal discussions and reviews.
  • Build and maintain product/channel profitability models (margin/waterfall) incorporating revenue, funding, hedging, LLPAs/credit costs, servicing value, and operational/unit costs.
  • Evaluate trade-offs between volume, pull-through, margin, and risk; quantify NPV/IRR where relevant.
  • Produce and explain pricing P&L impacts (daily/weekly/monthly) Support margin and profitability analysis by product/loan attribute/channel segment using existing templates.
  • Run sensitivity analyses to estimate impacts of rate changes, incentives, execution assumptions, and mix shifts.
  • Produce recurring reporting on Correspondent channel metrics (e.g., lock/commit volume, pull-through/fallout, profitability proxies, mix trends). Investigate variances vs. prior periods/plan and summarize key drivers in a clear, concise way.
  • Follow established processes for updating datasets, documenting assumptions, and ensuring outputs are audit-ready. Maintain definitions/KPI documentation so reporting is consistent and repeatable.
  • Partner with Pricing, Capital Markets, Risk, Operations, FDO and Sales/Client teams to support requests and prepare meeting materials. Communicate status, risks, and dependencies proactively.

Required qualifications, skills, and capabilities

  • Master’s degree in Accounting, Finance or a subject of a technical nature
  • Advanced skills in Excel and PowerPoint.

    Proficiency with data mining/gathering and manipulation of data sets

  • Inquisitive, enthusiastic and diligent, and capable of challenging peers
  • Strong verbal and written communication skills, with the ability to articulate complex issues clearly
  • Ability to create ad hoc reporting for senior management
  • Proven track record for executing on special projects / assignments, often with little lead time or information
  • Highly motivated and able to thrive and think clearly under pressure and tight deadlines
  • Team player with the ability to be respected as a trusted partner for the Business, Finance, and FP&A Teams
  • Highly motivated self-starter with excellent time management/prioritization skills
  • Strong analytical and problem solving skills with ability to analyze large data sets and present conclusions concisely

Preferred qualifications, capabilities, and skills

  • 5+ years of work experience, preferably in Financial Services, and/or accounting/controller background
